Local Window Replacement in Tacoma, WA

Window replacement for any Tacoma home

HOP Windows is a family-owned window and door replacement company. We’re based in Port Orchard, just across the Narrows, and we serve homeowners throughout Tacoma. Whether your house went up in 1910 or 2015, we’ll help you choose the right windows and install them with our own crew.

When you call 253-269-2705, you’ll talk with the people who own the business, not a call center or a commissioned salesperson. We’ve been BBB-accredited since 2017 with an A+ rating, and we’re registered with Washington L&I as HOP WINDOWS, contractor #HOPWIW*758C7.

Tacoma homes, from the North End to Northeast Tacoma

Tacoma’s homes are a lot older than Pierce County’s as a whole. Census estimates put the typical Tacoma home’s build year at 1967, compared with 1986 countywide, and more than one in four homes in the city were built before 1940. Fewer than one in ten went up in 2010 or later.

That history shows in the windows. In Proctor, the Stadium District, and the North Slope, and just as often in South Tacoma, the Eastside, the West End, and Northeast Tacoma, we see:

    • Original wood sashes. Early-1900s homes often still have their first windows. Some are painted shut, some rattle, and many have storm windows added over the years.
    • Aluminum sliders from the ’60s and ’70s. They’re cold to the touch, sweat on the inside, and often drip onto the sill all winter.
    • Aging builder-grade vinyl. Newer homes aren’t immune. After 15 to 25 years, fogged glass (a failed seal), worn-out balances, and sliders that won’t lock are common.

Our long wet season finds every weak seal. A properly flashed and sealed replacement window keeps water out of your walls and keeps the heat you pay for inside.

    Windows in Tacoma’s historic districts

Tacoma has four local historic districts: North Slope, Wedge Neighborhood, Old City Hall, and Union Depot/Warehouse. If your home is in the North Slope or Wedge district, exterior work that needs a building permit, including window changes, can require review by the city’s Landmarks Preservation Commission.

    A few things worth knowing:

    • The city’s North Slope/Wedge design guidelines encourage keeping original wood windows that are in good repair. For failed historic windows, they recommend windows that are, or look like, wood. The city notes that many clad window product lines meet that.
    • Non-historic windows that were installed before the district was created can be replaced in kind.
    • The Stadium-Seminary, College Park, and Buckley’s Addition districts are on the National Register, not the local register. According to the city, that listing generally doesn’t restrict changes like new windows.

We’ll check your address before we quote. If review applies, we’ll help you pick windows that fit the guidelines, and if your original windows are worth keeping, we’ll tell you that too.

    Rebates for Tacoma homes

Which rebate you can get depends on how you heat your home. In Tacoma, electricity comes from Tacoma Power and natural gas comes from Puget Sound Energy (PSE). About a third of Tacoma homes heat with gas, according to Census estimates.

Gas-heated homes. If PSE natural gas is your home’s main heat, PSE currently pays window rebates on installs through December 31, 2026 when you replace wood- or metal-framed windows:

    • $100 per window (up to $1,500) for new windows rated U-0.22 or lower, replacing single- or double-pane originals.
    • $50 per window (up to $750) for new windows rated U-0.23 to 0.30, replacing single-pane originals only.
    • $200 per window (up to $2,000) for income-qualified households through PSE’s Efficiency Boost program.
    • Replacing vinyl windows doesn’t qualify, and each home is limited to 15 window rebates over its lifetime.

Electrically heated homes. Tacoma Power has its own window incentives, including rebates and a 0% loan, for electrically heated homes with single-pane or double-pane metal windows. (If a heat pump is your main heat, PSE counts that as electric heat, so PSE’s rebate won’t apply in Tacoma Power territory.) Tacoma Power requires that the work be done by a contractor in its Participating Contractor program. If you’re counting on that incentive, ask us when you call and we’ll give you a straight answer on whether it’s available for your project.

Utility rules change, so we’ll go over the current requirements with you at the estimate. Your invoice will list the window sizes and U-factors the utility asks for.

Any brand, at the best price

We aren’t a dealer for just one company. HOP Windows has accounts with every major window manufacturer, so you choose the window, not a sales catalog.

Brands we can get for you include Andersen, Coeur d’Alene, Lindsay, Marvin, Milgard, Pella, Ply Gem, Simonton, and more.

That flexibility matters in a city with homes from every decade. A wood-look window for a Craftsman, a low-maintenance window for a rental, and a smooth-gliding slider for a newer home might each come from a different manufacturer. At your free estimate, we’ll lay out the options side by side and help you weigh looks, energy performance, and budget.

Because we can order from all of them, we can get you the best pricing on whichever brand you choose. Already comparing brands? Tell us which ones and we’ll quote them.

    How a Tacoma project works

    1. Free estimate at your home. We measure every opening, check frames and sills for rot, and talk through what’s bugging you: drafts, noise, fogging, or looks. You get a written quote with no pressure to sign.
    2. Custom order. Replacement windows are made to fit your openings, and your quote includes a delivery estimate.
    3. Install. We protect your floors, remove the old windows, set and seal the new ones, and clean up. The old windows leave with us.
    4. Walk-through. We check that every window opens, closes, and locks, and we hand over your warranty and any rebate paperwork.

    Warranty

Every window we install is backed by a transferable lifetime warranty. If you sell your home, the coverage goes with it to the next owner.

You’ll have the exact written warranty for your windows before you sign anything.

    Tacoma window replacement FAQ

Do you have an office in Tacoma?
No. We’re a family business based in Port Orchard, and we serve Tacoma from there. We keep our home address off the internet for privacy.

How much do replacement windows cost?
It depends on the size, style, and number of windows, and on the product you choose. For a rough idea, one published 2026 cost guide puts standard vinyl replacement windows in the Seattle area at about $450 to $1,000 each, installed (Costadia, June 2026). HOP’s price for your home may be higher or lower. The real number is a written quote after we measure, and that’s free.

    Do I need a permit?
It depends on the work and where you live. Changing the size of an opening is different from a same-size swap, and permitted work in the North Slope and Wedge districts can require historic review. We sort it out before we order.

Do you work on rentals and duplexes?
Yes. We can quote a whole building and schedule the work in phases. PSE’s window rebates don’t cover buildings with five or more units, and we’ll spell out what applies to your property in the quote.

Will someone pressure me to sign today?
No. We don’t use commissioned salespeople, and our quotes don’t expire at midnight. Take your time and compare bids.

We also do window replacement in Puyallup, and in Port Orchard, where we’re based.
