Port Orchard is home for us
HOP Windows is a family-owned window and door replacement company based right here in Port Orchard. When you call 253-269-2705, you won’t reach a call center or a commissioned salesperson. You’ll reach the people who own the business.

What we see in Port Orchard homes
Port Orchard has grown fast. Census estimates show roughly three in ten homes inside city limits were built in 2010 or later, and the typical home in town dates to the late 1990s. Out toward Manchester, Olalla, and Burley you’ll find everything from 1960s ramblers to brand-new builds.
That mix means two very different window stories:
- Newer subdivision homes (late 1990s to 2010s). Builders usually install basic vinyl windows. After 15 to 25 years we often see fogging between the panes (a failed seal), sashes that stick or won’t lock tight, and drafty sliders. These windows usually aren’t “broken,” but they’ve stopped doing their job.
- Older South Kitsap homes. Original aluminum or wood windows are still common. They’re cold to the touch in winter, sweat on the inside, and let in more road noise than you’d expect.
Our weather is part of it too. The long wet season and wind off Sinclair Inlet are hard on tired seals and weatherstripping. A properly flashed replacement window keeps water out and keeps the heat you’re paying for inside.
A quick honest note: some condensation on the inside of your glass on a cold morning is often indoor humidity meeting cold glass, not a defect. We’ll tell you straight if new windows won’t fix what you’re seeing.
Rebates Port Orchard homeowners may qualify for
Port Orchard is in Puget Sound Energy’s electric territory. PSE currently offers window rebates through December 31, 2026 if your home’s main heat is PSE electricity or natural gas:
- Up to $100 per window when you replace wood- or metal-framed windows with new windows rated U-0.22 or lower.
- $50 per window for single-pane wood or metal windows replaced with windows rated U-0.23 to 0.30.
- $200 per window for income-qualified households through PSE’s Efficiency Boost program.
- Replacing vinyl windows doesn’t qualify under the standard rebate.
Most natural gas in Kitsap is supplied by Cascade Natural Gas. Cascade currently offers $25 per square foot of window when a gas-heated home replaces single-pane windows with new windows rated U-0.22 or lower.
Utility rules change, so we’ll check the current requirements with you at the estimate. Your invoice will list the sizes and U-factors the utilities ask for.
Every window brand, one local crew
We aren’t tied to one manufacturer. HOP Windows has accounts with every major window manufacturer, so you’re never stuck choosing from one company’s catalog.
Brands we can get for you include Andersen, Coeur d’Alene, Lindsay, Marvin, Milgard, Pella, Ply Gem, Simonton, and more.
At your free estimate, we’ll compare options side by side: frame materials, styles, colors, and glass. Then we’ll match the window to your home and your budget, not to whatever a salesperson is paid to push.
Because we can order from all of them, we can get you the best pricing on whichever brand you choose. Already have a brand in mind? Tell us and we’ll quote it.
How a project works with us
- Free in-home estimate. We come out, measure every opening, look at the frames and sills for rot, and talk about what’s bothering you: drafts, noise, fogging, looks. Then you get a written quote. There’s no “sign today” discount and no pressure.
- Ordering. Replacement windows are custom-made to fit your openings, so we’ll give you a delivery estimate with your quote.
- Install day. Our crew protects your floors, removes the old windows, sets and seals the new ones, and cleans up. We haul the old windows away.
- Walk-through and paperwork. We walk the house with you, check every window opens and locks, and give you the warranty and rebate paperwork you need.
Warranty
Every window we install is backed by a transferable lifetime warranty. If you sell your home, the coverage goes with it to the next owner.
We’ll hand you the exact warranty for your windows before you sign anything.
Port Orchard window replacement FAQ
Are you actually local?
Yes. We’re a Port Orchard family business. We keep our home address off the internet for privacy, but we’re right here in town.
How much do replacement windows cost?
It depends on the size, style, and number of windows, and on which product you choose. For a rough idea, one published 2026 cost guide puts standard vinyl replacement windows in the Seattle area at about $450 to $1,000 each, installed (Costadia, June 2026). HOP’s price for your home may be higher or lower. The only real number is a written quote after we measure, and that’s free.
Do I need a permit in Port Orchard?
It depends on the work. Changing the size of an opening, for example, is different from a same-size swap. It also depends on whether you’re inside city limits or in unincorporated Kitsap County. We check before we order.
Will a salesperson push me to sign today?
No. We don’t use commissioned salespeople, and our quotes don’t expire at midnight. Take your time and get other bids.
Can you replace just a few windows now and the rest later?
Yes. Plenty of people start with the worst few and do the rest later. We’ll note your other openings so everything matches.
We also serve nearby towns, including window replacement in Bremerton.
